Beaufort Street duplex site sells for highest comparable price

Chris Pham was appointed to sell a unique, two-titled, mixed-use property in Highgate after being listed on the market by another agent for 222 days.

The property was launched to market via the Auction method, which attracted the successful buyers who closed on the property two weeks after the event.

Achieving a premium sales result after sitting dormant on the market for such an extended period of time can be difficult; however, Chris’ hands-on, strategic approach proved itself once again.

“After taking over the campaign, there was work to be done in order to re-launch the property to achieve a sales result that the client would be happy with,” said Chris.

“The client was given advice around decluttering, minor improvements and small staging techniques in order to increase its appeal to the market. I helped with acquiring plants for the property, making it feel more ‘homely’ to buyers. I know preparing a home for sale can be stressful, so I’m always happy to help where I can.

“Due to its unique offering, we took the property to market via the public Auction method in order to test its highest market value,” said Chris.

Having been on the market for over 6 months prior with another agent, it was paramount the property was re-launched with a comprehensive, strategic marketing campaign.

“I identified three key markets being a young family or downsizer buyer, ‘fixer-upper’ renovator with the second property being a blank canvas, and a commercial developer or investor given its mixed-use title.

“Three different campaigns were launched to target these audiences online, reaching 62,500 people outside of the regular real estate portals. We also placed the listing on commercial real estate portals to extend the campaign reach and open it to other markets that weren’t considered previously,” said Chris.

The Highgate property sold for $1.575 million to a buyer who paid cash, the seller thankful for Chris’ renewed optimism and thoughtful strategy that got the job done after a long attempt to sell.
